What happens to my investment if the project falls through?
While we choose to focus our energy on positive outcomes, this is certainly a fair question that deserves exploration before starting an investment relationship. The short answer to this question is that your investment is backed by the hard asset of a piece of property with a house on it. This asset is purchased at a discount, so equity is built in even before we swing our first hammer. Because your investment is protected with the legal documents listed below, you have recourse should our business fall apart.
Building trust with our investors is one of our highest priorities. Our business cannot grow and sustain itself if we're not creating win-win situations for all parties involved. What happens if the bottom drops out of the market after I make my investment?

What kind of legal documents protect my investment for the duration of the project?
Promissory Note: Our promise to repay you. This will be the first legal document protecting your investment with us.
Deed of Trust: If your money is used to purchase real estate, you'll receive a first lien holder position on the property, which will allow you to foreclose and regain your investment in the event we're unable to carry out the project
Hazard Insurance: This is a property owner's insuarance policy that protects investments in the case of damage. We carry adequate hazard insurance and will provide proof of insurance at your request on every property we purchase.
What's the average time frame for an investment?
We ask that you plan to leave your investment with us for 12 months. Our goal is turn each project over in 3-6 months, but circumstances can delay this. Plan for investing for a year, and we'll have good news for you if we can turn it more quickly.
Where do you make your investments?
The Colorado Springs market is our backyard, and most of our investments are made here. We do venture to other cities from time to time, and when this is the case, we provide our investors with specific, detailed market research to support our proposals.
